Waterset: The Apollo Beach Community That Thinks of Everything

August 7, 2026

What is Waterset?

Waterset is Apollo Beach's flagship master-planned community — the one other developments get compared to — and the numbers explain why: three clubhouses, four pools, two fitness centers, ten parks, more than 12 miles of walking and biking trails, and a sportsplex. Cardel builds both townhomes and single-family homes here, making Waterset's extensive amenity package more accessible than many buyers might expect.

What do those amenities actually mean day to day?

Waterset's scale means the amenities aren't a single overcrowded clubhouse — they're a network you rotate through:

  • The Landing Club, Waterset Club, and Founders Club split the community into walkable amenity zones, with four pools and two fitness centers across the community
  • The Waterset Club offers courts for basketball, tennis, pickleball, and sand volleyball, while the SouthShore Sportsplex adds four synthetic-turf fields for soccer, football, lacrosse, and other field sports
  • 12+ miles of trails and ten parks turn morning runs, dog walks, and school commutes into car-free routines

Around the edges: Eisenhower Middle School five minutes away, Cypress Creek Golf Club nearby, everyday shopping including a produce co-op and Walmart, and Apollo Beach's waterfront dining scene. Tampa sits only about 16 miles up the road — close enough for commutes and Lightning games alike.

What does Cardel build at Waterset?

Two ways to find your place in Waterset:

  • Townhomes — Offering 3-4 beds, 2.5-3 baths, 2-car garages, 1,785-1,897 square feet, with curated designer finishes and a remarkably complete package: gas appliances, refrigerator, dishwasher, washer and dryer, window blinds — and lawn maintenance included. Move in with groceries; everything else is handled.
  • Single-family homes — Choose from 3-5 beds, 2-4 baths on 40- and 50-foot homesites, 2,010-2,862 square feet, with structural and layout options personalized at our Design Center.

The townhomes deserve special mention for one simple reason: they offer the same access to Waterset's full amenity network — every pool, club, trail, and court — in a low-maintenance home. It's an appealing way to get the full Waterset experience.

Who is Waterset for?

Amenity maximalists, obviously — but more precisely: families who'll actually use four pools and a sportsplex; first-time buyers who want resort infrastructure at a townhome price; Tampa commuters trading 16 miles for a complete community; and buyers who want their neighborhood chosen once and enjoyed for decades.

The bottom line: the benchmark, available two ways

Waterset is what "master-planned" means when it's done at full scale. With a variety of home types to choose from, it's a community that welcomes buyers at many different stages of life.
