Why Ottawa homebuyers are looking east to Rockland

October 16, 2026

Ottawa keeps growing, and so does the search for a new home. For some buyers, looking beyond the city gives them more to choose from.

Rockland sits east of Orléans along the Ottawa River. It has the schools, recreation, shopping and services of an established town, along with a strong bilingual community and a range of new homes.

More home options outside Ottawa

Location has a big impact on what you get for your budget.

In Rockland, new home options include townhomes, bungalows and two-storey singles. That gives buyers more flexibility depending on how much space they need and how they want to live.

A bungalow, for example, keeps your main living spaces on one floor. Two-storey homes provide more separation between living and sleeping areas, with additional bedrooms for growing families. Townhomes offer a more attainable way to buy a new home in Morris Village, with lower starting prices than the community's bungalows and two-storey homes.

Life in Rockland

Rockland is part of the City of Clarence-Rockland, with many of the things you need each week already in town.

You'll find grocery stores, pharmacies, restaurants and shops, including Canadian Tire, Walmart, Food Basics, Shoppers Drug Mart and Winners.

There are plenty of ways to stay active as well. The YMCA-YWCA Recreational and Cultural Complex offers aquatic, fitness and recreation facilities. Rockland also has an arena, skate park, tennis courts and local parks.

Golfers have a couple of courses nearby, including Rockland Golf Club and Hammond Golf and Country Club. Calypso Waterpark is south of the community for an easy summer day trip.

The Ottawa River is another part of life here. It borders Rockland to the north, with greenspace and wooded areas found throughout the surrounding community.

French and English schools close to home

Rockland has strong Franco-Ontarian roots and a bilingual community.

That carries over to local education. Families have access to English and French schools at both the elementary and secondary levels across public and Catholic school boards.

For families looking for French-language education in particular, there are several schools right in Rockland.

The drive into Ottawa

Of course, moving farther east means adding some distance between home and Ottawa.

Highway 174 is the main route from Rockland through Orléans and into the city. How often you make that drive is worth thinking about before you buy. Someone heading downtown five days a week will have different priorities than someone working from home part of the week or commuting to Orléans or Ottawa's east end.

Traffic also changes the drive considerably, so rather than giving a travel time that won't always hold true, it's better to test the route at the times you expect to use it.

For some buyers, the extra distance will be a deal-breaker. For others, having more home options in Rockland will make the drive worthwhile.
